What is a Snag List?

A Snag List is a detailed inspection of a newly built property, carried out before you move in. It identifies any flaws, defects, or incomplete work—from small issues to larger problems—so you can ask the developer to correct them before the project is signed off. At J Floyd Engineering, we conduct thorough snag inspections and provide clear, professional reports to help ensure your home is finished to the standard you expect.

 

Why is a Snag List Important?

Unlike second-hand homes, new builds haven't been lived in, meaning the finer details often go untested. While major structural issues are rare, it’s the little things—like stiff doors, dripping taps, or poor paintwork—that can add up and affect your comfort.

A Snag List ensures everything works properly, looks right, and meets the specification you've paid for. It's your chance to make sure the finishing touches are truly finished.

 

What We Look For

Our Snag Lists are comprehensive, practical, and professionally written. We look for:

  • Minor issues
    Leaky taps, sticking doors, missing handles, loose fittings, poorly aligned fixtures.

  • Major or structural concerns
    Cracked tiles, uneven floors, misaligned windows or doors, damaged units.

  • Cosmetic problems
    Scratched surfaces, paint spills, chipped woodwork, poor-quality finishes.
